Legally as the business owner you are responsible for fire safety
It’s quite simple: you could be heavily fined or sent to prison if you fail to adhere to fire safety regulations. Just one fire incident could be enough to destroy your business for good. The burning question is: are you a ‘responsible person’? That’s the name given to those individuals responsible for fire safety in business or other non-domestic premises (employers, owners, landlords, occupiers or anyone else with control of the premises such as a facilities manager, building manager, managing agent or risk assessor). Fire safety regulations also apply if you have paying guests, for example if you run a B&B, guesthouse or let a self-catering property. As the responsible person you must take reasonable steps to lower the risk of fire and provide safe escape routes for everyone on the premises.

How to make sure you’re safe from fire
As the responsible person you must provide staff with fire safety training and instruction on a regular basis and appoint one or more ‘competent persons’ to help implement the measures you put in place to reduce the risks from fire hazards. You should carry out a fire risk assessment of your premises and review it regularly, tell staff or their representatives about the risks you’ve identified, establish and maintain appropriate fire safety measures and plan for an emergency.
